The former locomotive works is one of the most characterful industrial buildings in the North West — exposed Victorian brickwork, cast-iron columns, original roof trusses, and generous roof-light glazing that floods the space with natural light. It is the kind of building that cannot be replicated.
Mantle's approach is to preserve and amplify that character — not to sanitise it. The industrial fabric becomes the backdrop for a leisure destination combining padel courts, pickleball, golf simulators, and a food and beverage offer, creating a venue where people come to play, eat, and stay.
Loco Padel is a demonstration of Mantle's commercial division in action: identifying an asset with latent potential, structuring the commercial proposition to make the numbers work, and delivering a scheme that creates lasting value for the building, the operator, and the community it serves.

A building that tells a story.
The former locomotive works carries the weight of industrial history in every brick and beam. Original cast-iron columns painted in the works' signature yellow, Victorian arched windows, and a soaring roof structure with clerestory glazing — these are not features to be removed, but celebrated.
The transformation retains the raw material of the building — the exposed brickwork, the structural ironwork, the patina of industrial use — whilst introducing the infrastructure of a world-class leisure venue. The result is a space that feels authentic rather than manufactured, earned rather than designed.
